preparing your property for show checklist

before you present a property for sale or lease, consider the following check list.

please remember that a good property will sell itself, you only present the property

basics

all areas of the property
open the windows and allow in fresh air. if this is not feasible, use a room deoderizer
need to be organised and clean - give the appearance that an adult lives in the property not a messy child
does the property feel homely and welcoming?
lots of lighting and space. do not have dark cluttered areas
secured valuables - including mobile phones, watches, jewellery, fragile items - keep them out of the reach of people
arrange for a friend or family member to be with you in the house when presenting
always seek proper legal advice from your solicitor before allowing anyone into your home

floor coverings
remove any obstacles that may cause people to trip and fall during inspection - for example: rugs, toys etc
remove all dirt and stains
if possible repair any damaged areas
walls and ceilings
straighten all pictures
remove all dirt and stains
if possible repair any damaged areas - for example: cracks, old picture nail holes
if possible re-paint walls or consider new wall paper if necessary.
doors
remove all dirt and stains
working order? are locks, handles, open and close without issues?
if possible repair any damaged areas
windows
remove all dirt and stains - include: glass, fly screen, window sills
working order? are locks, handles, open and close without issues?
if possible repair any damaged areas - for example: fly screen holes
window coverings
remove all dirt and stains - include: drapes, curtains, blinds
if possible repair any damaged areas
lighting
remove all dirt and stains
working order? are all bulbs working, light switches?
check for danger - are there any exposed wires?
closets
remove all clutter
organised - are the clothes jammed together or hung neatly? are shoes stacked neatly?
kitchen
remove all dirt and stains - include: countertop, stove tops, appliances, fridge fronts, sinks
working order? cupboards and pantry doors? overs, stove tops, dishwasher taps?
remove all non-desirables - include: spoiled food, garbage
rooms
vacuumed and dusted - including: bedrooms, lounge rooms, studies etc
organised - including: bookshelves, furniture, toys, fragile items, beds are made
remove undesirables: ashtrays, fireplace trays

bath rooms
remove all dirt and stains - include: bath, spa baths, showers, plug holes
working order? are all shower curtains or doors functional? taps, toilets etc
remove all non-desirables - include: personal items, medicines
structures
remove all dirt and stains - including: exterior surfaces, balcony, sheds, driveways
well maintained - including: lawns mowed, trees trimmed, gardens maintained(removed dead plants), junk and scraps removed, fences, gates, clotheslines
external environment
secured animals and associated aspects appropriately - including dogs, horses, droppings, toys etc
organised - including garbage bins, yard tools, hoses, firewood, lawn furniture
